Earlier this year a senior executive stated that "No CEO in the world will receive a person who wants to talk about maintenance – but most are eager to talk about Asset Management." The reason is simple: Owning and operating assets is one of the biggest costs in a production enterprise. Increasing asset effectiveness is potentially one of the largest sources of profit. Just what is Asset Management? More important, how do the concepts of Asset Management impact the maintenance process?

Asset Management is a strategic, knowledge-based process directed to achieving greatest lifetime effectiveness and financial return from production equipment. Asset Management is profit centered and value oriented. It is a combination of reduced maintenance costs and improved OEE. Both are optimized for specific business and operating conditions. Ultimately, Asset Management is a company's future.

Asset Management is much more than maintenance. Asset Management demands continuous, prioritized improvement through design and procedural change. It includes operating efficiency. Instead of cost reduction, the focus elevates to increased lifetime effectiveness and return. Success is measured in one way only – contribution to the company’s results and shareholder value.

Asset Management begins with a simple concept: Reducing the need for maintenance is the only way to improve effectiveness and achieve the greatest reduction in maintenance costs. Optimizing reliability is the cornerstone. Every problem is viewed as an opportunity for improvement.

Most cost reduction measures fail to address the equipment itself and its maintenance requirements. Failures are inevitable when equipment, components, or materials are inadequate for the service or subject to operating conditions outside their design envelope. The only way to eliminate failures is to identify and eliminate the causes (defects) right at the source. Systematically identifying and eliminating defects reduces costs. It also provides the best business results and achieves greatest return. Increased reliability, optimum availability, and least cost are inseparable. Least cost is not a command but rather a result!

Asset Management depends upon data and produces vital information. Operating and condition measurements and detailed failure histories are examples of data that are required to accomplish Asset Management. Information produced by Asset Management includes operating effectiveness, improvement opportunities and projected lifetime. Projected lifetime leads to predicted capacity – an essential measure to assure success in today’s production industries.

Thus, Asset Management includes but is larger than maintenance. Success is measured by increased effectiveness and value – not only reduced cost.
